Description

The U.S. General Services Administration (GSA), Region 1 (New England), is conducting market research for the design of an HVAC & Fire Alarm Upgrade in Portland, Maine. This project is defined as a major renovation and alternation construction project that follows the GSA Design Excellence guidelines, the GSA Operational Excellence guidelines, the GSA Facilities Standards for the Public Buildings Service (P-100) 2018, and the U.S. Court Design Guide 2007 (Rev. 2015). GSA intends to solicit to receive competitive design fixed-priced proposals from Contractors to provide the design concept, construction documents, post construction-contract services, and other costs necessary to complete the services listed in the upcoming Statement of Work. GSA also intends to award a Construction Manager as Constructor (CMc) contract before the end of the design concept phase. This CMc will work hand-in-hand with the A/E in order to assess constructability of the design as well as provide input throughout the construction document phase. The current HVAC systems are severely inefficient, outdated and require a high degree of maintenance. Portions of these systems are antiquated and have exceeded their useful life. Upgrading these systems will allow for improved tenant comfort, monitoring and control over the buildings energy consumption and fire and life safety upgrades to meet code requirements and increase the level of life safety in the building. The anticipated project includes the following: Relocate Outside Air (OA) Intakes to roof level Upgrade Air Handling Units (AHUs) and Distribution Building Automation System (BAS) Replacement Relocate Remote Radiator for Emergency Generator Rooftop Fall Protection Upgrades Smoke Control System Upgrades Heating System Upgrades Remove Rooftop Condensing Units Remove Abandoned Domestic Water Entrance (Replace VAVs, FCUs, Heating Terminal Units, Fire Sprinkler Piping, and Distribution Piping & Duct Work. Replace existing Fire Alarm System
