Description | Edina City Hall - Exterior Improvements & PV at Edina City Hall 4801 W. 50th Street, Edina, MN 55424. Project includes replacement of existing roofing system with new; misc. caulking and sealant repairs to building envelope; removal of existing solar array and components, design and installation of new solar array system. The work shall consist of furnishing labor, equipment, and materials necessary to complete design and specifications provided for project by HGA, Inc. Bids will be considered via online submission. Questions are due by February 08, 2023 by end of business dayThe Edina City Council will meet at a future date to consider said bids. Project includes replacement of existing roofing system with new; misc. caulking and sealant repairs to building envelope; removal of existing solar array and components, design and installation of newsolar array system. 1. This project's goal is to improve the energy efficiency and extend the Edina City Hall's exteriorenvelope lifespan. The scope of work includes a new rooftop solar photovoltaic system, new roof, exterior envelope improvements, and miscellaneous work such as a new exterior roof access ladder, skylight replacements, rooftop mechanical screening adjustments, and a motorized crane within the mechanical penthouse. 2. The new rooftop solar array is a static, ballasted system designed to be installed over a new single-ply EPDM roof. See the drawings and specifications for the system size and design requirements. All efforts should be made to comply with the design intent for reuse of electrical pathways into the facility as well as creating safe walkways to service the panels extending from the center of the roof. 3. To support the longevity of the solar installation, improve the energy efficiency of the facility, and correct existing roof drainage issues, the existing ballasted, built-up roofing system is to be replaced with a new single-ply EPDM roof. The existing roof and insulation will be removed down to deck and new insulation installed to meet current code R-values and improve slopes to the existing roof drains, which are to remain in place. Parapet copings are to be removed and replaced with new material to match the associated exterior elevations. Select locations will receive new or extended parapets to receive the increased insulation thickness. 4. In 2020 the City Hall performed a blower door test and smoke wand analysis to evaluate the building's tightness. The test resulted in normal air leakage at sealant joints around windows and storefront. To improve performance as well as rectify typical aging of the facade, the project will replace all surface accessible sealant joints as well as primary sealant joints as shown in the drawings. In addition, the stone masonry is to be cleaned and re-tucked to improve building tightness, rain water shedding, and extend the life space of the stone facades. HGA No- 3857-014-00 |
