Description

The general Scope of Work for this Design-Build requirement is to ­­­­­­­­­­­­­­­­­­­­­­­­­­Renovate Building 60 bathrooms, flooring, ceiling, and windows. Specific items include: 1.This building contains 4 existing restrooms that need to be brought up to code. Per preliminary code review this building needs a minimum total of 3 water closet fixtures and 2 lavatories in the female restrooms, a minimum total of 1 water closet fixtures, 3 urinal fixtures, and 2 lavatories in the male restrooms; 1 mop sink, and 2 water fountains. Provide new walls, doors, toilet partitions, ceramic tile (wall and floor) finishes, paint, ceiling tiles, plumbing fixtures, toilet accessories, light fixtures, and electrical as necessary to reconstruct the existing restrooms to incorporate the increased occupancy in accordance with the UFC 01-200-01 DoD Building Code With Change 1, the 2018 International Building Code, and the Americans with Disabilities Act requirements. Also provide 3M (or equal) opaque film at the existing windows located inside the existing restrooms. Install new film on the interior side of the building. All new finishes noted above shall meet current base architectural standards (see Appendix B2). Any new gypsum board installation in the restrooms without ceramic tile should be a level 4 finish. The restrooms currently have ceramic tile on the walls to a certain height with a gypsum board finish above. All new gypsum board installation in restroom areas must be a water-resistant gypsum board. 2.Remove all existing carpet throughout this building. In preparation for new carpet installation: Remove existing vinyl wall base, clean and prep surface. Remove all existing adhesive, clean and prep existing substrate. Patch/repair/replace any damaged substrate. After installation, provide appropriate transition strips between differing flooring materials and install vinyl base per current base architectural standards (Appendix B2). Refer to Paragraph 9 Hazardous Materials in this SOW for any questionable materials. 3.Remove and replace all existing lay-in ceiling tiles and grid that do not meet current base architectural standards throughout this building. Inspect all areas that currently meet current base architectural standards and replace all damaged tiles throughout the building. Damaged refers to, but is not limited to, water damage, stains, broken, cracked, etc. Repair or replace any damaged lay-in ceiling grid as necessary. Re-seat tiles to lay flat in ceiling grid. 4.In the Courtroom: Carefully remove existing wood chair rail, and save onsite in an available temporary location on CAFB in an interior conditioned space for re-use after new gypsum wall installation. Install new 3/8” gypsum board over existing burlap wall, tape and float, and repaint all walls in the courtroom with a level 4 finish. Replace existing wood chair rail back in original location. Remove and replace all existing carpet and install new vinyl wall base as noted above in paragraph 2.c.2. Remove and replace all existing ceiling structure in this area as noted above in paragraph 2.c.3. Provide 10 additional electrical outlets to accommodate existing audio/visual equipment as indicated on drawings (Appendix A), provide all infrastructure necessary and coordinate final locations with the User (equipment NIC – not in contract).
