Description | The City of College Station (“the City”) is requesting proposals from qualified Firm(s) to support the creation of a redevelopment district plan for a key area of College Station. The district is a main entry point into the City and the Texas A&M University campus. It currently lacks a cohesive identity and contains a mix of underperforming commercial and residential land uses. The City envisions this area transitioning into a cohesive district, or districts, with a more urban character that welcomes visitors and residents into the City, incorporates vertical and horizonal mixed-uses, and provides for higher density and a greater mix of housing options to support the growing population seeking to locate near the university. The redevelopment district plan should convey a clear district identity, or identities, and be easily understood by the public, property owners, and appointed and elected officials. The City of College Station contains 51.2 square miles and had a population of 120,511 as of the 2020 Census and an estimated current population of 124,746 as of July 2022. Being the proud home of Texas A&M University, one of the top five largest universities in the nation, College Station’s resident population is over 40% students. The redevelopment district planning area consists of approximately 190 acres with a population of 2,787 as of the 2020 Census. Existing land uses are approximately 130 single-family lots, 103 multi-family properties, 100 commercial lots, and one mixed-use development. The area is designated as an Opportunity Zone, an economic tool provided through the Tax Cuts and Jobs Act of 2017 Please note that the City of College Station is not responsible for high internet traffic/demand at or near the time the response packages are due and that firms submitting their response package during peak traffic times risk their submittal not being received by the due date and time. Proposals not submitted by the time the bidding system officially closes this RFP will not be accepted by any other means.
