Description

The Maintenance & Assembly Building will be repurposed for a change in “occupancy” by utilizing a portion of the warehouse space to be re-occupied as an assembly hall suitable for a meeting center. The remaining Maintenance/Warehouse space shall be divided from the Assembly Area by a new 3-hour fire rated CMU wall. The Assembly Area will include two new bathrooms and utility room complete with architectural treatments, lights, heat, ventilation and sewer connections. The Assembly Area will also include a new kitchenette with a large sink. The Maintenance/Warehouse Area will also contain a new water supply system fed from a new nearby well, to be constructed by the Contractor as part of this contract and will house a new water treatment system that will supply the Upper Complex buildings. Contractor shall retain a qualified local well subcontractor who has worked within the Schohaire County. An exterior wall to the Assembly Area will be modified to accept new access doors as shown on the drawings and specifications. The existing metal panel walls shall be painted based on Authority’s review and selection of the color. The existing metal roof panel rust shall be ground to clean metal and primed prior to new roof re-cover as specified in the contract drawings and specifications. Provide panic bars on five (5) doors 100-0, 100-1, 100-1A, 100-1B, 100-5 inside the Maintenance and Warehouse Building; this shall supersede contract and specifications if any abovementioned door is missing a panic bar requirement. Contractor shall perform asbestos abatement as shown on the drawings and specifications. Maintain Existing Utilities a) Contractor is fully responsible to ensure that all utilities in its work area remain fully functional throughout the duration of construction. Existing drawings and information on these utilities are very limited, especially the routing of these utilities. Contractor shall price for tracing out all of the utility systems, including maintaining all functionality as well as any temporary workarounds followed by permanent fixes for any utilities in conflict with the Contractor’s Work. The utility systems are all MEP (Mechanical, Electrical, Plumbing) systems including but not limited to Power, Communication, Telecom, Security (CCVT and Access Control), Fire Alarm, Fire Protection, HVAC, Plumbing (water supply and sewage), etc Installation of New Systems a) Furnish and install all wires, fiber optic cables, and conduits required for the system on site. b) Furnish and install all communication equipment for the Card Access and Video Surveillance equipment needed to integrate the local components and installation into the existing operational systems. c) Confirm all conduit sizing and adjust as necessary. d) Verify, check and correct installation of all equipment provided including programming/ configuration, dip switch settings, line monitoring devices, and wiring per manufacturer’s O&M manual directions. e) Verify pin-outs on all communications equipment and modules and wire per manufacturer’s O&M manual directions. f) Cable routing and conduit are shown diagrammatically. Contractor shall field route all conduit to suit field conditions and provide fittings, junction boxes and pull boxes per specification and as required to accommodate field conditions. g) Connect the system to the power source. h) Test and commission all systems to include programming and documentation. i) Provide manufacturer recommended spare parts. j) Markup the contract drawings for As-Built submission at project closeout. k) The work is to be executed without any disruption of the existing operational systems. At any time during the work if the existing, operational systems are affected beyond approved expectation, the Contractor is to stop work, and immediately inform the Authority’s representative. Contactor is to proceed with work only after a solution is accepted by the Authority. Provide all required demolition, removal and proper disposal of debris, including hazardous waste. Hazardous waste shall only be disposed of at the Authority approved disposal facilities listed in Attachment E.
