Building 31 Astromaterials Research and Curation Annex: The Base Bid reflects the overall design of the project with the exception of office space being built out in some selected areas on the first (1st) and second (2nd) floors in lieu of laboratory space. Construction of this project will require the use/ updating of a Building Information Model (BIM) that was developed in Design. The BIM software will be provided to the successful Offeror at award of this Task Order. Bid Option 1 reflects the overall design of the project including the same office space being built out in some selected areas on the first (1st) floor, as shown in the base bid; but with the exception of laboratory space being added on the second (2nd) floor that was previously shown as office space in the Base Bid. Bid Option 2 reflects the overall design of the project with the exception of no office spaces from the base bid being built out. Instead, laboratory space will be added on the first (1st) floor that was previously shown as office space in the base bid, and laboratory space will be added on the second (2nd) floor that was previously shown as office space in the base bid. This project includes an approximately 25,000 square feet LEED Silver annex to JSC's Building 31 for Astromaterials Research and Exploration Science (ARES). The Annex shall be primarily laboratory space, however, the labs shall be supported by other support spaces, such as offices, conference rooms, break rooms, and mechanical & electrical rooms. Laboratories are required to support JSC's Agency role in the curation and research of astromaterials samples. Each laboratory will have unique requirements as far as cleanliness (ISO class 5, 6 and 7 space will be required for some), pressurization, vibration, temperature, humidity, lighting and permitted materials, (Material Restriction Level 0, Level 1, and Level 2).
