Scope of work is to occur in the original at Vernon K-8 School and includes, but is not limited to, the following elements This is a precautionary maintenance project which includes re-roof portions of the building in order to repair the existing roof. Per the Portland City Code Section 17.88.010, repair is defined as the reconstruction, replacement, or renewal of an existing building for the purpose of its maintenance or to correct damage. Note that this work does not involve any alterations, which the Building Code defines as any construction or renovation to an existing structure other than repair. Vernon K-8 School roof scope of work will include demolition of existing roofing, new roofing, new flashing, replacement of roof level mechanical items, roof drains and overflows as well as parapet bracing and other roof level seismic improvement, new flashing, replacement of roof level mechanical items, roof drains and overflows as well as parapet bracing and other roof level seismic improvement. The Vernon partial Re-Roof project is a major overhaul and retrofit of the Vernon School located 2044 NE Killingsworth St, Portland OR 97211. The School is a multi-story building, originally constructed in 1931 with additions built in 1953 and 1956. This project will replace a portion of the school building's roof with a new roof system. ARCHITECTURAL: 1. Demolish existing roofing and re-roof with SBS roofing material and rigid insulation as Indicated on plans. 2. Replace parapet coping and flashing as indicated on plan. 3. Replace skylights to meet OSHA standards as indicated on plan. 4. Replace scuppers. gutters, and downspouts as indicated on plan. 5. Open ceilings and reinstal new ceriing as necessary to repair water damages. O. Remove roof ladders and add new roof ladders to meet OSHA standards per plan. 7. Install roof fall protection anchors and lifelines to comply with OSHA standards. STRUCTURAL: 1. Roof level, voluntary seismic upgrade using the BOPE for existing buildings as outlined in ASCE/SEI 41-17. 2. The scope includes diaphragm strengthening by the addition of nailing to existing plywood. the addition of plywood overlay, cross ties and upgraded wal anchorage connections. MECHANICAL 1. Demolish attic roof vents 2. Replace louvered roof hoods where noted to conned to existing duct systems 3. Route kitchen exhaust ducts to new louvers In a new roof doghouse with replaces an existing roof hood 4. Replace the main steam heated air handler and outdoor ductwork that serves the building with ventilation and is located on the boiler room roof. PLUMBING: 1. Replace roof drains with combination roof and over flow drain bodies. 2. Route overflow as indicated to an adjacent exterior wall and discharge via downspout nozzle. 3. Extend plumbing vents up to accommodate new roof insulation thickness. ELECTRICAL: 1. Remove electrical devices for re-roofing. 2. Replacement of existing AHU electrical connection. HAZARDOUS MATERIAL: 1. Abate hazardous material as noted on drawings and when encountered during construction. |
