Design Services: Edgewood Park Apartments Exterior Improvements

A. Remove and replace the existing exterior windows/curtainwall systems. Designer to coordinate with the University’s Asbestos Consultant if asbestos is found in the caulking or gasketing at the windows. Include new interior window blinds that can handle the high usage/abuse from the Students. Lead times are important and need to be identified and adjusted accordingly with the Project Schedule. Temporary protection of interior finishes must also be defined on the Project Documents. B. Remove and replace the exterior window security screens at the first floor only. Repairs made to building as needed from existing security screen demolition. C. Remove and replace the existing shingle roof, fascia metals, soffit panels, gutters, downspouts, and roof sheathing and insulation as needed. D. Remove and replace the siding found at the gable ends of the buildings. Include providing different siding options for each building to help identify one building from the next. E. The stairwell structures, handrails, and apartment lobbies need refreshed. The breezeway doors and frames need replaced. New paint, repairs/patching as needed, remove old coatings, power washing, new light fixtures, new doors and frames that can withstand the exterior elements and high usage. F. Brick repointing is required at each building. Designer to confirm amount per field survey. Joints at cast stone at each building needs repointed/caulked.
