Description

The "New Library at Daybreak" Project will encompass the building of an approximately 27,000 Square Foot (SF) Salt Lake County Library facility. 1 The new Library at Daybreak is planned to be built on the northwest corner of the Daybreak Parkway TRAX station on UTA's Red Line. This district, known as South Station, is Daybreak's first vertically integrated mixed-use development at a transit station and builds on Daybreak's success for developing transit-oriented and pedestrian-friendly neighborhoods with walkable amenities and services. 2 The site positions the Library as a critical civic anchor at the TRAX station and South Station District and as another walkable destination for the surrounding neighborhoods. 3 Characteristics of the master plan and projects built and in development are: Mix of land uses including, office, service retail, dining, for sale and for renthousing in a mid /high density format. Robust walkable and bike-able connections in the many adjacent Daybreak neighborhoods. Emphasis of the street as quality public space. Compact public plazas linked by sidewalks and cycle track. Street trees and furniture. Mid-block pedestrian crossing and passages. Ground floor uses that are visually connected to the adjacent streetscape. Taller ground floor ceiling heights. Building access from streets as well as from parking. On street parking in parking pockets. Visually contained on lot parking behind buildings. 4 The new Daybreak Library is planned to be LEED Gold certified and as such includes ample day-lighting, exterior views, high performing mechanical systems and other amenities. The exterior of the building is planned to be a mixture of masonry, metal panels, metal sheets, high-performing glazed storefront windows, and an extensive roof top garden and plaza along with a street level plaza. 5 The site and building plans included in this RFQ (Exhibit B) indicate the approved site development boundaries and building placement. 6 The construction bonding range is from $12 to $15 million dollars. 7 The current approved site plan in Exhibit B is subject to change. 8 Award of the Stage 1 RFQ approved Contractor list or issuance of the Stage 2 Construction Bid Documents may be delayed pending approval from the City of South Jordan.
