HVAC Preventative Maintenance

Contractor shall include one (1) annual comprehensive maintenance action, and three (3) operational maintenance actions for the Forecast Office (three Air Handler Units, two Bard wall mounts units) and the NEXRAD RADAR Site (three external mount systems on two buildings) that will include coil cleaning, filters replacement, belt changes, motor megger, lubrication, gas pressure checks and/or replacement, and all visual inspections. Also, all system dampers and linkage will be checked for proper operation and will be lubricated annually. All filters will be changed at least four (4) times a year. Contractor shall also provide one (1) annual comprehensive inspection of the Control System, and three (3) operational inspections. All items are covered in the specs and checklist attachments. These visits shall include control loop tuning, temperature calibrations, voltage verifications and software archival.
