Description

1 Roof Replacement: Tear off all layers of existing shingles and replace the entire roof. (Note: There are multiple layers of shingles, and shakes. The contractors bid shall include removal of ALL layers.) Install structural wood joists around the chimney opening, under the roof deck (currently unsupported). Replace any underlying rotten, cracked, and damaged roof sheathing, and install 7/16" OSB sheathing over the entire deck. Install 'W' flashing at all valleys. Provide ice and water shield a minimum of 3 feet wide at all roof edges, and valleys, install synthetic roofing felts, and metal drip and apron flashing. Install new roof vents per code. Provide all necessary flashings, and minimum 30 year dimensional shingles. 2 Jump Porch - Painting: Scrape loose paint, then apply primer paint and finish paint. Match existing color. 3 Gutters Cleaning: Clean the gutters after the roof work is complete. 4 Chimney Repairs: Reflash the chimney with metal flashing color matched to the roof 5 Upper Front Porch - Roof Membrane: Remove the existing guardrails and deck roof membrane, down to the base deck construction. Replace any rotten decking, and install 1/2" fiber panels, and a fully adhered EPDM membrane. Install termination bars and seal all perimeters. Seal any penetrations through the membrane with appropriate sealant. 6 Front Porch - Upper: Install wood guardrails, designed and detailed to match the existing railings. All construction is to be code compliant. 7 Storm Windows: Replace all missing, damaged, and irreparable storm windows with aluminum double-hung, triple-track aluminum storm windows. Five (5) windows are noted to be replaced entirely; two first floor kitchen windows (East facade), two first/second floor bedroom windows (West facade), and the North facades first floor pantry window (no screen). 8 Vinyl Replacement Windows: Replace existing wood sash windows with matching vinyl replacement windows, at the second floor's living room bay windows. These window are badly rotted, and irreparable. Install color matched sealant at all window edges. Quantity: three double hung windows. 9 Loose Handrail: Re-secure the loose guardrail on the lower front porch, just to the East of the porch column near the steps. Install bolts or construction screws (not deck screws) 10 Wood Sash Windows, Repairs: Repair all existing wood sash windows; remove and replace loose/missing glazing, replace all broken glass panes. Replace or repair all broken/missing window locks, and restore functionality. 11 Alarms: Install a combination smoke/CO alarm in the basement, first floor, second floor. All alarms shall be sealed battery, 10 year lithium ion units. 12 South Gable Siding - Vinyl Siding: Remove the existing cedar shake siding in the gable. Install "tyvek" type building wrap, and vinyl siding. Install all necessary vinyl trims; starter strip, j-molds, drip cap, etc. All colors, per owner.CV, Pb13South Gable Siding - Cedar-Look Siding: Remove the existing cedar shake siding in the gable. Install "tyvek" type building wrap, and "Cedar Impressions" shake-style siding, by Certainteed. Install all necessary trims, and caulking as required by the manufacturers written instructions. The contractor shall forward the warranty information to the owner. All colors, per owner.
