Description | To provide an Annual HVAC Preventative Maintenance Program for the following sites: Bull Street Library, Carnegie Library, Forest City Library, Garden City Library, Islands Library, Oglethorpe Mall Library, Pooler Library, Port City Library, Southwest Chatham Library, Tybee Library. 1. Bid Services A: Complex HVAC Systems: Bull Street, Southwest, Garden City, Islands and Tybee. These systems may include HVAC Controls I-Vue, VFD’s, Pumps, Chillers, Boilers, and Geothermal Heat-pumps, LOPL is seeking separate quotes for these 5 building site. 2. Bid Services B: HVAC Systems: Carnegie, Forest City, Port City, Pooler, Oglethorpe Mall. These systems may include split systems, mini splits and roof top package units. LOPL is seeking quotes for these 5 building sites. Work Included HVAC preventative Maintenance 1. Replace all Filters MERV 8 Filters 2. Blow out condensate drain and clean pan 3. Check condenser coil 4. Check Freon level 5. Visually inspect for leaks 6. Check supply and return temperatures 7. Check and adjust Dampers as applicable 8. Check Gas valves 9. Check Gas lines and Connections 10. Check Flue Pipes and Flue Pipe Connections 11. Inspect electrical disconnect for proper operation 12. Tighten electrical connections 13. Measure and record volts/AMPs on motors 14. Inspect safety controls 15. Inspect and replace as needed belts 16. Inspect thermostats and evaporator coils 17. Adjust belts and pulleys as required 18. Check heating operation as required 19. Inspect condenser coil for heat transfer loss 20.Check Building Automation system where applicable 21. Check alarms, confirm communication 22. Confirm communication to each VAV box 23. Clean Strainers Annually 24. Provide a written DETAILED inspection report on each unit 25. All Interior AHU’s will be cleaned and free of outside growth. 26. Remove all trash from area. |
