Copper Kitchen Pizzeria: The City intends to relocate and reconstruct the property currently located at 271 Gregory Street, as outlined below: 1. The existing 2,300 square-foot structure shall be selectively demolished down to structural framing, and non-historic portions of the structure shall be removed. 2. A new foundation shall be constructed at the east end of the Gregory Street Plaza, adjacent to the existing building at 317 Gregory Street. The gutted remains of the building at 271 Gregory Street shall be moved and secured to this new foundation. 3. New structural, mechanical, electrical, and plumbing systems shall be constructed to convert the structure into a commercial restaurant. 4. Site work will include construction of a patio, covered porch, event deck, and other areas of hardscaping and landscaping. 5. This project is at the conceptual stage. Selected drawings are included with this RFQ for reference. 6. The project budget for the Copper Kitchen Pizzeria is $3,500,000. B. Gregory Point Site Improvements: The City intends to build an elevator structure and construct site improvements at Gregory Point, as outlined below: 1. A new embellished structure containing a traction elevator shall be constructed at Gregory Point, which is at the intersection of Gregory and Cooper Streets. 2. Existing railings shall be replaced with new decorative steel railings throughout Gregory Point. 3. Additional site work includes concrete sidewalk demolition and reconstruction, asphalt paving, and repairs to existing grouted stone retaining walls. 4. Construction plans have been approved for building permit. Selected sheets are included with this RFQ for reference. 5. The project budget for the Gregory Point Site Improvements is $1,500,000. C. Lace House Rehabilitation: The City intends to renovate the Lace House, a historic structure located at 410 Gregory Street, as outlined below: 1. Renovations include minor structural work, a new forced-air heating system, new plumbing and fixtures for a single bathroom, and minor electrical work. 2. Interior finish work includes carpet installation, painting, bathroom tile installation, trim removal and replacement, and a significant amount of wallpaper removal and replacement. 3. The Lace House will be used as a museum to display furnishings and fixtures used during the mining era of Black Hawk, so a contingent of highest-quality craftsmen will be required to complete this work to the City's expectations. 4. Construction plans have been approved for building permit. Selected sheets are included with this RFQ for reference. 5. The project budget for the Lace House Rehabilitation is $250,000. D. Crooks Palace Patio Renovation: The City intends to construct a covered patio at Crooks Palace, which is a restaurant located at 200 Gregory Street, as outlined below: 1. The existing concrete patio on the north side of Crooks Palace shall be demolished and enlarged to accommodate more seating. A steel-framed canopy with ornate architectural elements shall be constructed to cover the patio. Heating units and lighting will be built into the canopy. 2. Concrete stem walls with stone veneer will be constructed to support the new canopy. 3. Site work will include demolition and construction of concrete sidewalks and asphalt pavement, and installation of decorative railings. 4. Construction plans have been approved for building permit. Selected sheets are included with this RFQ for reference. 5. The project budget for the Crooks Palace Patio Renovation is $600,000. E. Police Station Renovation: The City intends to renovate the first level of the Police Station, located at 221 Church Street, as outlined below: 1. Work includes selective demolition, framing, adjustments to mechanical, electrical, and plumbing systems, and installation of a raised access floor. 2. This project is at the conceptual stage. A floor plan is included with this RFQ for reference. 3. The project budget for the Police Station Renovation is $1,000,000.
