Description | The City seeks the services of a firm to conduct construction management services. The initial contract would involve working with the project team to develop the project concept and develop budget estimates. The second phase of the project would involve working with the project team on the final design, bidding for sub contractors and construction of the project. The project is the development and construction of a childcare center that would serve 200 children. The CM firm would work with the project team to develop the project concept and cost estimates no later than October 31, 2023. The City will be constructing the facility and will partner with the Boys and Girls Club of Central New Hampshire to provide childcare as well as early childhood education in the facility. The initial estimate of the size of the building would be approximately 18,000 sq. ft. The goal would be to bid the project in 2024 with project completion in late 2025. Projected Scope of Work The awarded Construction Manager (CM) shall provide overall coordination, management, supervision, and scheduling of the work of each subcontractor and of the final completed project. The CM shall coordinate with the professional firm during the design phase of the project; this coordination may be at any phase of the design process. CMs must follow the City Procurement Policies and Procedures during subcontractor bidding process and shall adhere to public records laws in accordance with all New Hampshire statutes. The CM may elect to do any division of work but is not required to do any division of work. The CM may not be able to perform any division work depending upon grant requirements that the City would apply for. Duties that may be anticipated include, but are not limited to, the following: (1) Review and analysis of design; (2) Bidding process after assignment of project; (3) Review and analysis of change order requests; (4) Construction management of assigned project; (5) Timely payment to subcontractors; (6) Any project-related meetings necessary to the success of the awarded project.
