An order to Repair or Demolish the above listed property was issued by the City of East Chicago Building Commissioner, 4525 Indianapolis Boulevard., East Chicago, Indiana, 46312 on June 6 , 2023 due to violations of the East Chicago City Code including Ordinance 3365. This Notice by Publication of the order to Repair or Demolish requires that above listed property be repaired or demolished by the property owner or interested parties within TEN (10) DAYS of the date of this publication in accordance with I.C. 36-7-9-25(b). At the hearing before the Board, you will be given an opportunity to be heard and to show why this Order and this Notice should be modified or withdrawn. You may appear at the hearing with or without legal counsel, present evidence, cross-examine opposing witnesses, and present arguments. If you do not prevail at the hearing or do not appear for the hearing, this notice is automatically considered an Order to Demolish the above property , which the City of East Chicago will carry out. When the Order of Demolition is carried out and the unsafe property listed above is demolished, the City will obtain a DEMOLITION LIEN and you will be obligated to pay any and all costs and expenses incurred in the demolition of said structure. If the property is repaired instead of demolished, a lien will be obtained on the property for cost of work performed. In addition, I.C. 36-7-9-27 holds you responsible for notice requirements to interested parties (such as mortgage holders or other lien holders) or subsequent owners as well as the City of East Chicago Building Department. If you intend to transfer this property after receipt of this Notice, and have not complied with the Order to Repair or Demolish, you must provide a copy of this notice to those parties acquiring an interest prior to the transfer or contract to transfer, and notify the Building Department of the identity of that party. Please be advised that you may be liable for damages if you fail to comply with these notice requirements.
