Description

Description A. Background The Housing Authority of the City of Aurora (AHA) is distributing this request for qualifications (RFQ) for the solicitation of proposals from qualified firms to provide construction management and general contracting services for the renovation and expansion of the existing 68 Units at Willow Park Apartments. AHA was established in 1975 and owns and manages over 800 units at ten sites throughout the City of Aurora. The mission of the Housing Authority is to develop and promote quality housing while supporting and encouraging economic opportunities leading to self-sufficiency and independence. B. Site and Program The 68 apartments at Willow Park were built in 1980 and had limited renovations in 2002. The Aurora Housing Authority (AHA) plans to renovate 64 of the 68 units and demolish and replace 4 nonconforming ADA units with a new building that includes 6 fully accessible units (4 two-bdrm/2 three-bdrm), 14 non-ADA units (8 two-bdrm and 6 three-bdrm), a clubhouse for residents, and staff offices. There is currently no clubhouse or community gathering space at Willow Park. AHA will apply to the Colorado Housing and Finance Authority (CHFA) for Low Income Housing Tax Credits (LIHTC) by mid-May 2023. This application process is noncompetitive and AHA fully expects to be awarded the requested LIHTC. Other sources of funding are pending but AHA fully expects to receive funding for this project by Fall 2023.
